İNŞAAT SEKTÖRÜNDE KULLANILAN ÖN MALİYET TAHMİN YÖNTEMLERİNİN KARŞILAŞTIRILMASI

Bu çalışmada inşaat sektöründe kullanılan ön maliyet tahmin yöntemleri ülkemizdeki bilinilirlikleri ve kullanım oranları açısından değerlendirilmiştir. Bu kapsamda ilk olarak inşaat projesinde maliyet kavramı, kapsamı ve bileşenlerine değinilmiş, daha sonra yapılan araştırmalar ve incelemeler ışığında inşaat sektöründe ön tasarım evresinde kullanılan maliyet tahmin yöntemlerinden genel olarak bahsedilmiştir. Son olarak bu yöntemlerin ülkemizdeki kullanılırlık ve bilinirlik oranlarının belirlenmesi amacıyla yapılan anket çalışmasının sonuçları ortaya konmuştur. Buna göre ülkemizde en çok bilenen yöntemlerin benzer proje ile karşılaştırmaya dayalı yöntemler olduğu, kullanım oranları açısından ise en fazla ortalama birim alan maliyetine dayalı ön tahmin yönteminin ön plana çıktığı görülmektedir

THE COMPARISON OF PRILIMINARY-COST ESTIMATION METHODS USED IN CONSTRUCTION SECTOR

In this study, cost estimation methods used in pre-design phase of construction projects are evaluated with regard to their awareness and usage rates in Turkey construction sector. Firstly, scope and components of cost concept for construction projects are mentioned and then cost estimation methods used in pre-design stage of construction projects are discussed briefly. Lastly, the results of a poll study about the awareness and usage levels of those methods in our country are exposed. According to the results of the study, most known methods in Turkey are the methods based on comparison of similar projects while the most used methods are the methods based on average cost of unit area.
